Delete Saves and Verify
If you don’t mind losing your current game saves, you can try this method to start fresh. First, open Windows Explorer and navigate to the %appdata%\7DaysToDie directory. Once there, delete all files and folders within that location to remove any corrupted data. Next, open Steam, go to your Library, right-click on 7 Days to Die, and select Properties. In the Installed Files tab, choose Verify integrity of game files… to check for and repair any missing or corrupted game files. After that, click the Browse button to go to the folder where your game is installed. Once inside the installation folder, locate the Worlds folder. Delete all contents within it except for the Navezgane, Playtesting, and PREGEN worlds. This process will essentially reset your game world data while keeping the default maps intact, giving you a clean slate to start from. Hopefully, this will resolve any issues you’re encountering.
Dynamic Mesh

Some players have reported that turning on the dynamic mesh with maximum settings, while causing a temporary lag as the game renders all POIs at once, ultimately resolved their rendering issues in large cities.
